Meet The Team

Matthew Tandy
Chief Executive Officer
Matt founded Formatic Property Management and, as CEO, sets the strategic vision while checking in on the fine print of daily operations. He leads a a national team across Formatic's domestic operations and guides Formatic's Mexico subsidiary, Inmobiliari Formatic. He develops tech‑forward systems that make owning rentals simpler, more transparent, and more profitable for housing‑partner clients. A frequent speaker at investor conferences and industry events, Matt shares best practices drawn from the management and oversight of over 4,000 rentals across two decades of investment property and asset‑management experience.
Matt also leads industry advocacy and was the 2022-2024 NARPM State of California President and Past President. Before then he served as the 2019-2020 President of the Long Beach-Orange County chapter of NARPM after previous terms as president‑elect and treasurer. NARPM (the National Association of Residential Property Managers) is the primary trade organization for Residential Property Managers in the United States.
Away from work he digs into gardening, camping, fishing, soccer, history, and all things tech, and loves spending time with his wife and their two sons and daughter.
Experience
Before launching Formatic, Matt helped start, was a shareholder in, and was vice‑president of business development at Northpoint Asset Management, helping grow the single‑family property‑management firm from one office and three properties to fourteen offices across eleven states and placing more than $100 million in third‑party assets under management. Earlier he served as a financial adviser with Ameriprise, where he refined the analytical and client‑planning skills he now applies to portfolio strategy for rental investors.
Education, Licenses, and Memberships
Matt studied Ancient Near Eastern Studies at Brigham Young University. He holds a California real‑estate license and has previously been licensed in Texas and Utah. He has also held multiple stock and financial securities and planning licenses.

Mariana Magana
Executive Assistant to the CEO
Mariana is the Executive Assistant to the CEO at Formatic Property Management, coordinating calendars, projects, and cross‑team initiatives while refining the operations manual that underpins our day‑to‑day work. She streamlines talent acquisition, onboarding, and employee‑relations processes, turning big‑picture goals into clear, repeatable workflows that keep the company running smoothly. Her knack for resolving challenges and implementing practical improvements makes her a trusted member of the leadership team.
A storyteller at heart, Mariana self‑published her first poetry collection at seventeen and still finds joy in writing, exploring new ideas, and sharing deep conversations over good coffee.
Experience
With more than fifteen years in project management, training, and recruitment, Mariana has built high‑performing teams and sharpened performance metrics across multiple organizations. Since joining Formatic she has overseen the rollout of updated process guides, strengthened cross‑department communication, and helped align people and procedures for long‑term success.

Rachel Rubin
Innovation Officer and Designated Broker
Rachel Rubin is Formatic’s Innovations Officer and Designated Broker for Colorado, where she brings a sharp operational mindset and deep local knowledge to the forefront of the company’s growth in the region. A fifth-generation Denver native, Rachel blends her background in psychology and compliance with a passion for process, innovation, and property management. While she initially entered real estate for a change of pace, she quickly discovered her true strength lies in improving systems, not just closing sales.
As a strategic leader, Rachel develops new innovative systems, approaches, and workflow initiatives that keep Formatic ahead of the curve in the rapidly evolving local, national, and international housing landscape.
Rachel loves spending time with her husband, four children, and their aussiedoodle.

Rachel founded Hyve Property Management, a well-loved boutique Denver-based property management firm for residential and commercial properties. Prior to Hyve, her professional background included 401k compliance and years of experience in real estate, Rachel’s career reflects a strong foundation in regulatory environments and operational problem-solving. She has consistently favored the behind-the-scenes elements of real estate where strategy, structure, and innovation thrive.

David Garavito
Bookkeeper L1
In David's role as Bookkeeper L1, he handles accounting matters for both our housing partners and the company. With over four years at Formatic, he has held multiple positions, including Leasing Coordinator and Personal Property Coordinator, ensuring a deep understanding of client needs and property management operations. His background in bookkeeping, leasing, and asset coordination makes him a key player in maintaining financial accuracy and client satisfaction.
Outside of work, David enjoys playing instruments, making music, and watching motorsports.
Experience
David has been involved in the real estate field since the early stages of his career. He first worked for a local residential construction company before joining OXXO, Latin America's largest convenience store chain. At OXXO, he navigated licensing and permits before advancing to a role as a Local Expansion Manager, where he was responsible for identifying and negotiating locations for new stores. His expertise in real estate negotiations and financial planning carries over seamlessly to property management and accounting.

Eli Sánchez
Leasing Coordinator
Elizabeth Sánchez is Formatic’s Leasing Coordinator, overseeing application processing, lease administration, and market research for brokers and licensed property managers across the company. With more than ten years in administrative support and customer service, she advanced from Leasing Assistant to her current role within her first year at Formatic and now keeps our leasing workflow organized and on schedule. Elizabeth focuses on accuracy, clear communication, and steady follow‑up, working closely with property managers and residents to support smooth operations and healthy occupancy levels.
Elizabeth enjoys growing her city garden, especially caring for succulents, crocheting amigurumi, and spending quality time with her daughter.
Experience
Prior to her role at Formatic, Elizabeth worked in administrative and human resources roles, focusing on recruitment, payroll, and compliance reporting. She also has extensive experience in customer service, having supervised teams and assisted with training and quality control.

Walter Blanco
Systems Integrator
Walter serves as Formatic’s Systems Integrator, uniting technology with day‑to‑day operations so every platform, new or legacy, functions in perfect sync across the company. After cross‑training with our leasing, maintenance, and property‑management teams, he combines firsthand workflow insight with deep back‑end mastery of our software stack. Walter maps data flows, helps standardize processes, and builds custom integrations that equip every team member to deliver the speed, transparency, and results that define the Formatic experience.
Walter volunteers as a soccer coach and community service coordinator for low-income and disadvantaged kids and loves spending time with his wife and kids.
Experience
Previous to Formatic Property Management, Inc., Walter spent 4 years as IT/Project Manager, developing new technology and implementing new solutions for the changing industry of real estate. His background includes developing and creating machinery for the manufacturing industry for over 5 years.

Travis Campbell

Travis is Formatic’s Broker for both California and Pennsylvania, guiding our teams on licensing compliance, continuing education, and best practices in leasing, maintenance, and accounting. A turnaround specialist with more than 100 real‑estate sales transactions under his belt, he mentors property managers on risk management and long‑term asset performance, ensuring every client portfolio meets the high standards that define the Formatic approach.
Outside the office, Travis enjoys golf, nearly any outdoor activity, and time with his wife and sons.
Experience
Travis joined Formatic as an associate property manager and advanced through roles as Property Manager, Senior Property Manager, Branch Manager, and Partner before taking on statewide brokerage oversight. Earlier in his career he served as Project Manager for Wilhite Langley Inc., coordinating construction budgets and design, owned and operated New Beginnings Real Estate (2009‑2016), and worked with Coldwell Banker (2005‑2008). His broad background in sales, project management, and property operations underpins the guidance he provides to Formatic’s regional teams.

Brittany McDevitt
Property Coordinator Assistant: Wilkes‑Barre, Pennsylvania
Brittany supports Formatic’s Wilkes‑Barre office as Property Coordinator Assistant, handling work orders, resident calls, and vendor scheduling while keeping detailed records for each property. A lifelong Wilkes‑Barre resident, she maintains strong working relationships with local zoning and health departments, judges, and attorneys, allowing her to resolve permitting, compliance, and resident‑issue matters quickly and with minimal disruption for clients and residents.
Brittany enjoys exploring new recipes, crafting, spending time outdoors, and making memories with her two children.
Experience
Brittany has several years of hands‑on experience in property coordination and customer service, focusing on smooth day‑to‑day operations and proactive problem solving. Her local contacts and familiarity with municipal processes help the Wilkes‑Barre team navigate inspections, code questions, and court filings efficiently, reducing delays and headaches for everyone involved.
